So, before we launch your property onto the market, get those little jobs done like having a declutter, touching up any paintwork or odd maintenance jobs as required.

Creating your brochure

Our brochures include beautiful photographs, taken with professional level equipment by professionally trained photographers with detailed floor plans and title plans that show exactly how every property physically stands and its layout and orientation - the things people really need to know

You're Ready to Launch

We will list your property on our high-spec, search engine friendly website, Rightmove, Zoopla, Onthemarket and Primelocation to maximise its market reach. To gain an even wider audience, your property will also be promoted on our social media channels, including Facebook, Instagram and Twitter. Our growing list of registered buyers, who are just waiting for the right property to come to market, will also receive email notification of your listing.

Viewings

We want to keep both you and your property safe, as well as our staff, so prior to conducting any viewings, we prequalify potential buyers and verify their identity and credentials. We will conduct all viewings with your prior consent and will follow all current recommended safety guidelines and ensure that viewers adhere to all precautions during their visit. A viewing report will be emailed to you within 24 hours to keep you in the loop and provide viewer feedback.

You've Got a Buyer

Once we have found you a genuine buyer who has put in an offer on your property, we will negotiate with them on your behalf to make sure you get the best possible deal and only when you are completely happy to accept the offer, we can help you through to the next step. You may also have multiple offers so we will help you choose the right buyer to fit in with your financial requirements and timescale by assessing their ability to move forward swiftly or the potential for delays (which can often suit vendors if they are in a chain). Your home is now Sold Subject to Contract, also known as Under Offer. Once you have accepted an offer, you will need to appoint a conveyancing solicitor. We can help you with this and recommend a suitable solicitor who we know and trust, or you can appoint your own.

Exchange of Contracts

This next stage comes when all parties have agreed the details of the sale, all searches have been completed and any formal mortgage offer approved (if applicable). It is also when your buyer will pay their deposit to your solicitor and they are legally committed to buying your property and you to selling it to them. You will also agree a moving date, usually within 7-28 days from exchange of contracts. Start packing! Moving day is coming soon.

08.

Completion Day!

Congratulations, you've made it to completion and moving day. This is a very busy day both for you and your conveyancing solicitor. Completion is when the property legally changes ownership and you accept payment and hand over the keys.
